Had a fantastic time here!! With all the great staff available for everything you need :) Special thanks to Sandy-Lee! If you need help with anything, she will be there for you! She LITERALLY knows everything around the building and has solutions for everything. Also, she will always greet you every single morning with a warm hi :)

Our recent move to Avalon Clarendon’s duplex-style apartment has been an incredibly positive experience. From the outset, the level of professionalism and warmth extended by everyone, from the leasing staff to the concierge (a special shoutout to Sandy!!!), has been exceptional. They’ve made the transition not just smooth, but genuinely welcoming. One of the standout aspects of living here has been the efficiency of the maintenance team. We’ve had a couple of maintenance requests since moving in, and each time, the response was swift, and the staff were not only professional but also very courteous. The location of Avalon Clarendon is another huge plus. Having a Whole Foods, Giant, and Trader Joe’s within easy reach is incredibly convenient for our grocery needs. Moreover, the abundance of restaurants and shops, coupled with the proximity to the metro, just a couple of blocks away, adds to the appeal of this location. The amenities provided here are top-notch. The availability of Amazon lockers and a well-maintained package room adds a layer of convenience to our daily lives. Additionally, the gym and resident lounge are great spaces that enhance our living experience. They are well-equipped, clean, and always accessible. The sense of community here is also worth mentioning. We have found our neighbors to be friendly, contributing to a pleasant and neighborly atmosphere. The management team’s approachability and willingness to assist with any concerns have made living here stress-free and enjoyable. In summary, Avalon Clarendon has not only met but exceeded our expectations. With its blend of great location, excellent amenities, professional staff, and a welcoming community, it truly feels like a home. I would highly recommend Avalon Clarendon to anyone looking for a high-quality living experience in the area.

Sharing a review for the maintenance team - specifically Edwin for my most recent experience. The maintenance team at Avalon Clarendon is incredibly kind, helpful, professional, and quick! They generally respond to requests within 24 hours and keep you updated throughout the process. Edwin has been particularly helpful with fixing some recent issues that arose.

Avalon Clarendon the noisy building nightmare If you rent in either the west building where the leasing office is located, or the Tower building and your apartment is facing the garage (no matter what floor you are on) then welcome to the noise from hell. You will be greeted with a continuous 24 hours noise from the HVAC on top of the retail stores, ducts, vents and ventilation fans with whistling sounds coming from the top of the garage which is on the 5th floor. There is also constant construction noise (mostly by Triad construction Services hired ) that will make you fatigued and feel like you're living next to a loudly beeping construction vehicle every day of the week. Construction often starts before 8 am (including weekends!) so good luck sleeping in! To make things even worse, there are Tesla charging stations on the 5th floor of the garage with never-ending flood of cars all day long going up and down the garage floors to charge their cars, be careful you may get run over by those fast Tesla cars impatient drivers. It gets worse in the weekend with the drivers playing loud music from their car or talking on their phones while waiting for their car to recharge. In each floor of the building, you would also hear a humming sound and vibrations coming from the old ventilation's vents, a total of 4 vents in each floor just outside your apartment door. The HVACs for these vents are old and not insulated creating continuous humming sound 24/7 that navigate to you ear through the thin walls of your apartment and corridors. The management has decided to keep them on 24/7 at the highest setting possible But that's not all, here is another noise torment, kind of saving the worst for last. The Atlantic Service Group (ASG) company that runs the garage in Avalon @ Clarendon is renting a space in the roof top of the garage next to tesla charging station to a car share individual who has 15 cars parked in the garage top 5th floor. An unmarked white RAM Van drives with a cleaning crew shows up multiple times a day, including the weekend, with a loud generator to power their vacuum cleaners to clean the rented cars after they are returned, take pictures, wash, and vacuum the cars. The noise from the generator is so loud that you can still here it after you close all windows in your apartment and pour hot wax in both of your ears. Hope you can still hear my voice through the noise, stay clear from this nightmare my friend and value your health.

It’s all about location… but then the staff are really bad. They pretend to help but they delay and procrastinate until you either do it yourself or just give up… but the location is amazing. Pretty much all the windows in my apartment needed changing. Was told by previous maintenance supervisors that they have a $500/year budget to replace windows for the entire building. I had 7 windows. I lived there for 3 years. Only 1 got replaced and was told there were 20 other people/apartments waiting before me… but the location has restaurants and groceries that’s a short walk away. The maintenance team are pretty much the blind leading the blind (except for the supervisor, he’s good)… but the location can’t be beat… I had a serious problem with the apartment, which I won’t get into, they trivialised it so they wouldn’t have to spend money on fixing it…. Buuuut the area is walkable and safe. I moved after that issue and a couple packages went there afterwards. They mysteriously got lost even though I provided tracking and confirmed it was delivered… Buuut the location…

I’ve lived there for about 10 months now and we have had a few requests for maintenance throughout our time here. They are always so quick and get the issue taken care of right away. Specifically, Edwin from the team is amazing! He’s helped us with a majority of the requests and each time is so kind and pleasant to talk to!

The best part of this place is the staff, particularly Sandy-Lee, who always go above and beyond with requests. The apartment units themselves are perfectly reasonable - updated and clean when you move in. The building is also constantly setting up community initiatives for engagement. I’m a fan! I’ve had my fair share of maintenance issues but most have been resolved quickly. They’re always extremely kind. Shoutout John and Falco! I see complaints about noise, but the walls are very solid. I’ve never heard a neighbor outside of when they pass my door in the hallway. You hear things happening outside in the courtyard but that kind of goes along with city living. The hvac noise from Barnes makes for nice white noise… I have no complaints about noise. The third party parking company is a pain and have screwed up my payments multiple times. But that’s not avalon’s fault. The price is steep, and going on my third year, they’ve raised us quite a bit. It’s a beautiful location but difficult to stay long term if this is their typical rate bumps!
